Many beginners are interested in the proper technique. In the first step, you should position yourself in line with the flag. After taking position, while approaching your ball you should watch out for a small stone or a fallen leaf in a direct line between your ball and the flag you are aiming for. Just draw an imaginary line between these two points in your mind, put your club face square to it, and stand parallel to this imaginary line. You are ready to begin the perfect Golf swing.

The second step is to grip your left hand properly. Place the club in the left hand in a way so that the shaft lies across the top of the forefinger. It should fit under the thicker part of the palm so that the club remains stable. You should not provide any room for the club to move therefore make sure that the little finger is around the grip and the thumb is straight on top of the shaft with a natural grip.

In the third step, grip your right hand correctly. Fold your right hand just over the left thumb. The thumb of the right hand should point to the right shoulder.

In step four I suggest three Golf swing grips which help you to grip the back of the Golf club correctly. The most common method used in Golf is the Vardon or Overlapping Grip. In this method you have to place the little finger of the right hand between the index finger and middle finger of the left hand. The Interlocking Grip is easier for those with small hands. In this method the right little finger and the left index finger are locked together. This is the second most common method to grip. Finally comes, the Baseball Grip which is popular among people and children with very small hands as they can wrap their fingers around the club.

The fifth step points towards adoption of correct stance. The proper posture will allow perfect balance and poise throughout the swing. For a mid iron shot, the feet should be apart at the same width of the shoulders. The feet, the shoulders, the hips and the knees should be parallel to the target. The right foot should be placed straight at a right angle to the line of flight of the ball. This will allow your weight to come on the inside of the foot and result in an easier follow through. Place your left foot a bit to the side to make it easier for the body to follow through the swing.The upper torso should lean forward slightly from the waist, while the knees slightly bent to allow flexibility.

Maintain a distance of about a hand between your body and the club. Your posture should keep the weight of the body on the balls of the feet and not on the heels. As you approach the ball, keep your arms straight but relaxed, and the left shoulder higher than the right. Next dip your right shoulder a bit so that the club touches the inside of your left leg.

Step Six: In this final step you finally perform the swing. Some people find it very useful to perform the waggle at this point as it ensures that the body weight is evenly distributed on the feet. But remember your upper body and shoulder should not move during the waggle. Waggle helps to relax your body. The action of the arms starts with the rotation of the body, by maintaining the same grip pressure of the hands throughout.

Remember your body should be relaxed for a perfect Golf swing. The hips should lead the shoulders all the way through until the swing ends. Practice the swing sequence a couple of times. Soon you will have a better Golf swing.

How Raising Conforming Mortgage Limits Would Impact California Real Estate

Fannie Mae and Freddie Mac, two housing finance companies that have the implicit backing of the United States government, presently limit the mortgages they buy in the lower 48 states to a maximum size of $417,000. Alaska and Hawaii loans can be as high as $625,500. They also have a number of other requirements such as documented income, employment verification, and many others. A loan that does not meet the strict guidelines is considered to be non-conforming and is not eligible to be purchased by Fannie Mae and Freddie Mac. This includes all "jumbo" mortgages which are mortgages greater than $417,000. Loans are certainly available for these borrowers, however, it must come from other sources of capital such as banks, credit unions, and mortgage companies that often sell large pools of mortgages to investors. Historically, these loans would require rates to be perhaps % higher than conforming rates. However, as investors lost a lot of money investing in mortgage backed securities that ended up being of poor quality, they immediately required higher rates of return on new mortgages. Now, jumbo loans are averaging about 1% higher interest rates than conforming mortgages.

Some politicians and regulators feel that by raising the loan size limit placed on Fannie Mae and Freddie Mac to as high as $729,500 in high cost areas, the value of property would be positively affected, especially in high cost states like California. This is virtually an economic certainty. Residential real estate historically sells based on debt ratios. Buyers were expected to spend no more than 30-40% of their gross income on housing. As such, any drop in rates would yield more buying power for each buyer that was taking out a loan. With a lower interest rate, a person can pay more for a house yet keep the same monthly payment. Giving buyers and current homeowners who want to refinance the access to lower cost capital will serve as an offsetting factor to downward price forces such as too much supply, higher levels of foreclosures, or home prices that don't reflect local incomes. The markets most affected by an increase in conforming mortgages would include: San Diego, San Jose, Riverside, Orange County, Los Angeles, San Francisco, and Sacramento.

The downside of raising the limits should also be considered. For one, if you cause the value of real estate to increase based on lower interest rates, you make housing less affordable to people like cash buyers that don't care about obtaining a loan. Additionally, Freddie Mac and Fannie Mae have faced a number of operational and accounting problems in recent years, and they also do not have a history of expertise in the jumbo loan market. Finally, you need to ensure that you are not heavily focused on the size of conforming loans while ignoring other factors such as attracting additional investment capital to the mortgage backed securities market or dealing with people that simply cannot qualify for a loan in the house they are in because they have negative equity or do not have the income to justify owning the home.

You can swing in the manner shown to you and still get it wrong. Why? Well I haven't told you what to do with you feet.

You can still make a mess of the swing with the wrong use of your feet in spite of having a great swing using you body.

Firstly you may push your left knee to the right during the back swing. I know I have mentioned this, but I will jog your memory if I may. (Not quite feet, but related I am sure you will agree.) During the back swing, make sure your left knee moves in a forward direction (towards the ball) and not to the right. (right handers).

Look at all the good players on the US tour and see how their front knee moves forward every time they hit the ball. This is seen when they are using their driver or long irons. Especially the driver where a full swing is always implemented.

Now your feet.

Good foot movement results in great balance.

Balance is so important during the swing. Balance is the basis of all great movements in the sporting world.

Cricket commentators talk about the balance of the batsman as he hits an off drive.

If you live in a country where no cricket is played, but base-ball is, then the batter succeeds if he has great balance, doesn't he?

I have seen some of the top women Golfers using an exercise ball - you know, one of those great big balls one finds in a gymnasium - to improve their balance. They sit on the ball and accept catches and perform other feats of balance.

This helps to emphasise the importance of balance.

Unfortunately, it is an aspect of the Golf swing that is not considered very often. Most of us pay little attention to improving our balance. Would you agree with this statement? Let me come to the point - at last.

Your feet when using the driver or longer irons.

Please note that this does not apply to the pitching iron or very short irons.

The secret is to roll the feet and not lift them.

If you can not swing back far enough without lifting your left or front heel, then don't swing so far back. Swing back until you can go no further without lifting your front heel. This is far enough and your shot will be just as good if not better.

What you do however, is roll the left or front foot onto the inside of that foot.

When you do this, place your weight onto the inside of your right or hind foot. this will stop you swaying to the right.

Boy! Is this ever different you are saying. If you are not, then, congratulations, you certainly have your swing well under control

The major point is that your left heel is still on the ground. When you use your body to make the swing, this is so much easier than when you use your arms to take the club back. Now for the down swing and taking the club through the ball.

Because you are still using your body to make the swing, it is very easy to have your weight on your left foot and roll your right foot so that any weight is on the inside of the sole.

This system will eliminate a huge number of errors that can cause a bad shot.

What are these? What things cause you to hit your ball in the way you hate? One of the major causes is body sway. The second is moving the head especially moving your head in front of the ball. The next thing is poor balance. You fall or stagger after you have made your swing sometimes. Right?

By adopting the technique above, these and other faults will be automatically eliminated By keeping your feet on the ground as described above, you will have a great base and anchor. You will be held in a very firm and stable position as you hit your ball. Hence your balance will be superb and your Golf will improve out of sight.

Now to mollify those better Golfers who lift their right heel on the follow through. Yes, this is sound for you. You are experienced Golfers and can lift your right heel slightly on the follow through. You may even be able to lift your left heel slightly on the back swing, but I would advise against this. This can result in too many moving parts. For completeness, let me mention that when using the pitching iron etc, the left foot never lifts, or rolls either. The no lift technique above is for the struggling to not so average Golfer and it will improve him/her out of sight. He/she can then go on to lifting the heels slightly if so desired. I hope you choose not to do this except to allow the automatic slight lift of the back or right heel on the follow through. Every Golfer should have a minimum of movement of heels during the swing for the sake of good balance. You good Golfers, give this technique a try why don't you?

There are two types of houses you can buy from people in foreclosure: those with equity and those with no equity. This article is about a system I designed for those situations where the house you're looking to invest in has equity and the homeowner in foreclosure wants some cash for their equity.

Lets say there is $50k in equity. Youre going to make an offer that includes $5,000 for the homeowner if the homeowner has brought up the need for cash to you. You get the homeowner to agree to take $5,000 for the equity in the house. But the bank cannot know that the homeowner is getting any amount of money or the deal is dead.

This is where the Bill of Saleor the "BOSS" Systemcomes in.

Heres an example of how this works:

After negotiation, the homeowner has agreed to take $5,000 for $50,000 worth of equity. Youve done a good job, because youre going to buy it at a discount.

As you sit there with the homeowner, you explain the BOSS system like this:

"Mr. Homeowner, you and I have come up with an agreement that is acceptable for both of us. I agree to pay you $5,000 for your equity in the house. We agree on this, correct?"

"Yes."

"However, you need to understand, the bank does not want to know that youre getting any money. If they do, they will reject the proposal.

"So what Id like to do is buy that television sitting right there for $5,000. I will produce a bill of sale for that. I will pay you $5,000 for the television. And by the way, and I hope its ok with you, but if the television is not here when I come to the house, after you move, Im not going to worry about it."

So what youre telling the homeowner is, youre going to give him $5,000 for the deal, they take their TV, and youve got a deal. You give them a promissory note for the TV for $5,000, contingent upon a successful sale of the property to your company. You give them a Bill of Sale as well, so you can record it as a transaction, as a cost of doing business.

Once the property is sold to your company, the homeowner can, if they have to, place a lien against the property for $5,000 so just get them the money as quickly as you can. The homeowner wants to know that theyre going to be protected. You tell them that youre going to have that $5,000 for them upon the purchase of the property.

All of the more than 460 children and youths removed from a polygamist sect's ranch earlier this month are now in foster homes, a Texas Child Protection Services representative said Friday.

A score of 720 or higher will probably get you the best interest rates on a home mortgage. FAA sets up high-level alerts for missed airline inspections (AP)

AP - The Federal Aviation Administration is going to begin alerting its top headquarters officials when field inspectors miss airline safety inspections, Transportation Secretary Mary Peters announced Friday.

Reuters - The U.S. military will televise the Guantanamo trial of accused September 11 mastermind Khalid Sheikh Mohammed and five other suspects so relatives of those killed in the attacks can watch on the U.S. mainland.

They had every intent of making sure their payments would be complete and on time. However, things often happen beyond anyone's control and those things that happen are events that can often send a good credit rating south for much longer than just the winter.

Put aside a little money each month to cover the loan repayment and make it a priority. Protect the person who consigned as if he or she were you. Remember that the reason you needed them in the first place was because you couldn't qualify on you own merits. That doesn't make you a bad person in the least. It just means that it may take a while before the system deems you credit worthy and until that happens, make sure you have the consigner's best interest at heart.
